What is it
If you are going to buy a new or used property, Caixa has the ideal housing credit line for you with up to 35 years to pay!
Caixa evaluates the property and the payment conditions. The financing installment can be up to 30% of your gross family income and it is possible to use your FGTS as part of the payment

How do I apply for Caixa Financing?
1st – Do a simulation
Enter your details and find out the installment amount, term and other conditions for financing a property.

2nd – Credit analysis
Present the documentation to the bank correspondents or to the manager at the branch. This is when Caixa identifies the possibilities of using your FGTS and the type of credit that is most suitable for you.

3rd – Engineering analysis
After analyzing the documents, Caixa goes to the property to assess the sale value and conditions of use.
Track your proposal
4th – Signing the contract
After the engineering approval and the credit release, just go to the Caixa branch. With the signed contract, you can consult information through the Caixa Habitação app or here on the website.
My Contract
5th – Payment of installments
Throughout the term established in the contract, the monthly installments of the housing loan are paid. Count on the convenience of direct debit or print the bills from the website or the Habitação Caixa app.

TR, IPCA or Fixed Rate: which one to choose?
Caixa offers housing finance options with two different correction factors: TR and IPCA. They update the outstanding balance monthly on the installment due date. The housing finance option is also offered without correction, that is, with a Fixed Rate.

Outstanding Balance Chart
According to current rates, in contracts with the SAC amortization system, the value of the outstanding balance when the index is the TR or when the rate is pre-fixed, decreases equally (the green line overlaps the orange line) and more quickly than when the IPCA is used. The results expressed in the graph are hypothetical given the uncertainties of the future variation of the IPCA and the TR.*

Installment Value Chart
According to current rates, in contracts with the SAC amortization system, the value of the installment that uses the TR as an index or the pre-fixed rate decreases over time, while in contracts that use the IPCA, the value of the installment increases because it undergoes the same IPCA correction applied to the balance. The results expressed in the graph are hypothetical given the uncertainties of the future variation of the IPCA and the TR, in the same way as before.*
The outstanding balance is updated every month on the installment due date, therefore, the simulated installments will have monthly changes according to the correction factor.

Real Estate Credit with IPCA
You can now finance your property using the Broad National Consumer Price Index (IPCA) as a factor for updating the outstanding balance of your contract. This is the new option that Caixa offers in addition to the TR. Interest rates will be available for contracting from 08/26 and vary between IPCA + 2.95% to IPCA + 4.95% per year.

You can also use your FGTS
Caixa's housing credit is provided by the Housing Finance System – SFH and is guaranteed by fiduciary alienation (i.e., the property is the guarantee of the loan).
The FGTS balance can be used to finance the property, one of the conditions being that the worker has at least 3 years of formal employment.
